In Carlsbad the City Council unanimously approved plans for a 672 home expansion in the Robertson Ranch West Village subdivision. This new development will also include 12 acres of commercial zoning and projects to come to the area. The new subdivision will include roughly 200 acres recently purchased by the developer Toll Brothers, Inc., which have recently worked on the Encinitas Ranch and the Crosby Ranch in Rancho Santa Fe. The subdivision, known as Robertson Ranch was part of a 400 acre tract of farmland in northeast Carlsbad, bordered by El Camino Real, Tamarack Avenue, and Cannon Road. The project is planned to include 308 single family homes, 364 condominiums, ab diver 175,000 square feet of commercial development, including 88 acres of open space and five neighborhood parks.
Speaking of the new subdivision, city council member Mark Packard commented, “This will be a very attractive addition to the city.”
The new subdivision is in addition to the recent housing development, Robertson Ranch East Village, located opposite of the new planned subdivision. Looking forward, Carlsbad is planning to build new services, such as a fire state, and a community park for the entire new development area, including both West and East Robertson Ranch subdivisions.
This is excellent news for the real estate investors throughout San Diego County, opening new possibilities of single family home purchases for rental properties, and long-term investment opportunities. The growth in Southern California had appeared to be stagnating through Q1 of 2014 and news of this new planned subdivision should spur an increase in real estate activity and related industries throughout the region. Looking forward to Q2 and Q3, the most active quarters for real estate traditionally, it appears as if the real estate market should have a strong showing, attracting new first time home purchasers, as well as investors alike. With that in mind, now is the time to spring to action and make early investments as these new subdivisions are planned and construction begins.
