Can you hold a place before I apply?
No. Properties are available on a first come, first serve basis. Properties cannot be “held” off market until an application is approved and the holding deposit is received.

Do I pay first month’s rent and last month’s rent with my security deposit?
No. Upon approval of your rental application, you will be provided with instructions on how to pay your holding deposit. Your first month’s rent payment will be due at lease signing.

Is the deposit refundable?
Of course! We highly recommend scheduling an initial or “pre-move-out” inspection with our maintenance department 2 weeks prior to your move-out date. This allows us an opportunity to identify any items that may be charged against your deposit and you an opportunity to correct them.

Will you accept a cosigner?
We do not accept consignors. All tenants must be able to qualify on their own.

You have a property I want to rent. How do I apply?
After you’ve viewed the property, an application link will be sent to you.

How do I pay rent?
Rent payments can be made through your tenant portal.

I want to move out, but my roommate wants to stay. What do I do?
If your rental agreement is on a month to month basis, you will need to submit an intent to move form (30 Day Notice). Your roommate will need to meet all qualification requirements on their own, or find a new roommate who will meet the combined qualification requirements.

My lease expiration is coming and I want to move out. What do I do?
If you would like to vacate at the end of your lease term, you must submit your notice to vacate (30 Day Notice). This can be accomplished via email, or through your tenant portal.

Who is responsible for paying for repairs & maintenance requests?
This will depend on the nature of the repair needed. As a general rule, tenants are responsible for any damages or excessive wear and tear. Property owners are responsible for any items that are unrelated to the tenant’s residency (roots in main line, roof leak, etc).
